Hello everyone! This is my current inventory of subdivisions and condominiums in Cagayan de Oro for the year 2016.
As a disclaimer, my only affiliation I may have with the developers of the projects I will be writing about is that I am accredited to them and they did not pay me in any way. There are subdivisions and condominiums that I haven't been in a Product Knowledge Seminar (PKS) yet but the realty I'm in is accredited to them so I would still include them here.
Another disclaimer would be that there may be developments that I wasn't able to include here and these are just the subdivisions and condominiums that I know of as of the moment.
So now let's start.
Real estate is one of the major contributors in the positive growth of the economy in this country. There are cities where plenty of new developments are being built, especially in Cagayan de Oro, the City of Golden Friendship, which I highly recommend because as someone who lives in this city, I can definitely tell how promising it is to invest here. You can avail not only properties that promise great return on investments, but also, if you're planning to live here, there will be good camaraderie among peers in the community, peaceful living in your humble abode, as well as the benefit of being able to visit a lot of tourist spots nearby, since, you know what they say, "It's more fun in the Philippines!".
Investment in real estate is more than just finding a home.
The fact that many opportunistic and satisfied investors are coming in gives you the assurance and trust that your investment will be in good hands as well, be it for quality living or for business purposes.
Whether in our city's uptown (along SM Cagayan de Oro) or downtown (along Gaisano Mall, Centrio, Limketkai, etc.), there will be lots of new subdivisions and condominiums for you.
As what I observed, since downtown is already congested (at least, in the city proper where almost everything is within reach) because of a many establishments around (malls, hospitals, schools, religious institutions, you name it), most of the projects in store for you will be condominiums, whereas in uptown, since you can still see a lot of greenery surrounding you, most of the projects there will be subdivisions.
Though condominiums are usually located in the city proper, once you get inside, it would seem like going in a different world. You would enjoy great views especially when you're on a high floor, but most condos are so elevated that their lowest residential floors will be higher than the highest floors of the establishments adjacent or beside them, just like in Primavera City (uptown). Yes, uptown also has a condo, where the aforementioned is the new one with the newly built hotel and commercial hub soon, then Primavera Residences is the first green building and condominium in Cagayan de Oro, and they're beside SM. Condos usually make sure that every unit owner will have the view they want, as well as their convenience while living there. In my opinion, you wouldn't even need a car while living in a condo because everything is already accessible nearby. Public Utility Jeepneys and motorelas are only walking distances away from most condos. You can get your own condo for around 1.5 million to 5 million pesos.
In subdivisions, they are usually located in not-so-crowded parts of the city, such as in uptown, where developers are currently focusing on putting up such developments there. Popular developers of subdivisions are Pueblo de Oro, Johndorf Ventures Corporation, and Vista Land. There are still subdivisions in downtown though, but I can't sell them to you anymore by securing accreditation from their developers since these subdivisions have already been around for a long time as far as I can remember, unless, there are houses there that I can re-sell as my listing. There may be new downtown subdivisions that I may not now of as of now yet, so that's another disclaimer.
Unlike condominiums, subdivisions may sell either lot only or a house and lot bundle. Those who sell lot only are usually high-end, whereas for house and lot, they are fit for the middle class. For house and lot bundles, they are usually townhouses which cost around 2 million to 6 million pesos, but there are socialized subdivisions that sell around 450,000 pesos per unit.

Tuscania Towers, a three 12-storey tower mid-rise condominium complex is set to rise soon in Cagayan de Oro City beside Kong Hua School and near Liceo de Cagayan University.
